Greenville, SC, July 15, 2019 – The redevelopment of a formerly vacant automotive service station is underway at 1122 S. Main Street in downtown Greenville. The building is being developed for office and retail uses. Forum Benefits, LLC, an Alera Group Company, will relocate their offices into approximately 4,500 sf of the building, and there is still availability for two additional tenants who want to locate in the up and coming S. Main Street/Pendleton Street area just west of Flour Field.
Building owner Brian Stritt, who also serves as Managing Partner for Forum, has owned the building since 2013 and has waited patiently for the right time to relocate his expanding company to this location. “The project team has been engaged in planning this site since 2015 and we are very excited to be relocating Forum to this building. As we have grown, our workforce has evolved, seeking wellness and community in addition to the usual motivations. Downtown offers amenities, walkability and variety to our staff, and we are excited to be part of the fabric of the West End,” said Mr. Stritt.
Michael Taylor, Managing Principal of DP3 Architects, adds, “Since our involvement with the Mac’s Speed Shop project located a few blocks away, we have strived to continue to assist clients with reimagining a once dilapidated part of Greenville. This project will help continue the quality infill growth in this area.”
Other project partners include Pintail Capital Partners, LLC, who is providing development advisory and leasing services, general contractor Mavin Construction, and financing partner Southern First Bank. Two retail/office spaces are available for lease including a 1,490 SF space and a 3,346 SF space. Interested parties should contact Monty Todd at 864.729.4500.
Construction has already begun, and the project is anticipated to be completed late fall 2019.

Forum was founded in Greenville, SC in 1999 as Palmetto Benefit Management, an independently owned insurance agency specializing in employee benefit planning and administration. We expanded to Charleston, SC in 2009 and Atlanta, GA in 2015.
In 2014, Forum became the first, and only, SC member of Benefit Advisors Network (BAN), a national association of best in class independent benefit consulting firms. This affiliation allows us to bring national resources such as Legal & Compliance, Actuarial & Reinsurance, Captives, Data Analytics & Benchmarking, HR Administration & Technology, and Wellness & Total Health Management. Additionally, due to our aggregated size (2.5 million covered lives), we offer proprietary products and preferential pricing to our clients not seen elsewhere in the marketplace.
In January of 2017, Forum joined 23 other entrepreneurial insurance and financial services companies across the United States to form Alera Group, an employee benefits, property/casualty, risk management and wealth management firm with approximately $350 million in revenue. The new firm has more than 1600 employees serving more than 20,000 clients in 65 U.S. based offices across 24 states.
On December 2, 2017, Forum purchased the employee benefits division of Walker Higgins Associates out of Spartanburg SC. We will continue to run that office out of their current location to service the Spartanburg area.
