Graycliff Capital Development, LLC Announces Waterleaf at Neely Ferry in Simpsonville, SC
Graycliff Capital Development, LLC (“Graycliff”), a Greenville, South Carolina-based real estate investment and development firm, has announced the groundbreaking of Waterleaf at Neely Ferry Apartments. The 246-unit, Class-A apartment community is located just off Interstate-385 in the Simpsonville submarket of the greater Greenville, SC MSA. The development is scheduled to deliver the clubhouse and first units in late Spring of 2019. CIBC Bank USA provided the construction loan financing.
"CIBC is an outstanding lending partner with a great understanding of multi-family development,” said Paul M. Aiesi, a Principal at Graycliff. “CIBC’s team understands the macro dynamics of a market and the industry, as well as the micro details it takes to successfully close a transaction such as Waterleaf.”
Waterleaf at Neely Ferry Apartments will introduce best-in-class amenities previously not offered in the submarket, such as a marquee clubhouse with designated co-working spaces, 24-hour fitness center, a designated yoga and cycling room, Parcel Pending package concierge system, outdoor cabana with fireplace, and a saltwater swimming pool with in-water lounger chaise seating.
The community will feature one, two, and three-bedroom units, including Carriage House units with attached garage parking. Units range from 737 to 1,263 SF. Residents will enjoy 9’ ceilings, stainless steel appliances, granite countertops, spacious balconies, wood-inspired LVT flooring, in-unit washer and dryers, USB outlets, and walk-in closets in select units.
Being conveniently located near I-385, it creates an easy 15.0-mile commute to downtown Greenville, as well as short 2.0-mile walk or bike ride to historic Downtown Simpsonville. Job centers, retail shopping, and entertainment options are all located with short proximity.
